9 ABOVE AND FACING PAGE: Our client had owned a house on this site for 18 years before deciding to tear it down and build new. The decision to rebuild on the existing foundation meant we were challenged to work within a 30-by-30-foot footprint. The owner wanted a house with all first-floor living, so the ground floor contains a mudroom, kitchen and living area, as well as a full master suite. The budget was very tight, so design moves were simple but carried a big punch—the 18-foot ceiling in the living room belies the relatively small footprint of the space; simple painted cabinetry is elevated with midcentury wood pulls; a sliding window substitutes for a stone backsplash in the kitchen; a TV is hidden behind a sliding panel in the bookcase; the rustic hickory floor brings warmth to the otherwise simple palette. A set of stairs are tucked into the center of the space leading to three additional bedrooms connected by the balcony overlook.
