9 FACING PAGE: This unique estate is in an HOA with Dark Sky covenants, so the lighting had to be carefully orchestrated around those regulations. Completed in two phases, this project began with the front of the home — a highly technical challenge. The client wanted the impressive rockscape and pathways from guest parking to the main entrance subtly illuminated. With native pines framing the property, Lighthouse strategically downlit the walkways, rock features, and the driveway, preserving the natural dark sky and intimacy without using traditional path or landscape uplights. Phase two focused on a newly constructed 200-foot water feature, designed to follow the native slope from the main house to the golf casita. Despite over 200 lights on the property, every fixture is tasteful and directional — downward or horizontal — leaving trees intentionally dark to enhance strategic downlighting.
