BATHROOMS
The single-most important thing in a bathroom is
cleanliness! Update the lighting fixtures and faucets, replace
the floors, re-grout the tile, and make the glass sparkle—do
whatever it takes to ensure that all of the bathrooms in the
home look pristine. These relatively small spaces deserve
your full attention because nobody is interested in a home
with bathrooms that need work or remind them of the
owners. Remove all personal objects, because personal
hygiene items are not only unappealing, they also make
people feel like intruders rather than welcome guests. You
always want prospective homebuyers to visualize themselves
living in the home. Be certain to have liquid soap, paper
towels, and a waste basket available if the bathroom will be
used during showings—and arrange regular housekeeping.
Tell the listing agent where the replenishing supplies are so
he or she can help out as needed. If the powder bath is in
an awkwardly central location, add a portable water feature
or background music for sound privacy and ambience.
Bathrooms that are to remain untouched simply need a
ribbon tied around the toilet seat. The master bathroom
must exude the tranquility of a spa. You achieve this with
flattering lighting from multiple sources, soothing cool
colors, and the scent of lavender. Do away with towel racks
in favor of elegantly draped towels and robes, tie brightly
colored ribbons around bath towels and toilet paper, fill
textural baskets with beautiful oils and soaps, include a
pair of plush slippers, and designate a hair and makeup
area when possible. Because bathrooms are generally small
spaces, seize the opportunity to make a splash, whether
through a fun selection of artwork or unexpected pops of
colorful ribbons and accessories.
