HOW TO STAGE OUTDOOR LIVING SPACES
Just like the interior, the key to effectively staging an exterior is making the most of existing attributes. Design a seating
area as far from the house as you can to visually expand the space. It's nice to complement the main conversation area
with a lounge space close to the house. Be bold with color though coordinated pillows and plantings. Create interest
with oversized planters, patterned area rugs, and beautiful light fixtures. Add a fire pit or a water feature if the budget
allows, and if the property is blessed with an outdoor fireplace, pool, or other unique elements, by all means be sure
they're showing their best—because they're beautiful and they can hide a multitude of sins. I mention large spaces
because that is primarily what I have designed, but even the smallest of balconies deserves two appropriately scaled
chairs and a table with a wine bucket. Naturally there will be a bit of wear and tear on your outdoor upholstery, so price
them to sell and plan on regular turnovers to keep your presentation pieces looking fresh. Landscaping maintenance
should occur at regular intervals to ensure that the property is always ready to show. As with every space, be sure that
the exterior is properly lit, day and night!
