Be selective with your projects. Make sure you can stage a
more enticing lifestyle than anyone imagined. While you're
staging, require every delivery, maintenance, and installation
person to wear white gloves. It goes a long way in demonstrating
the home's value and your company's respect for the home
and furnishings. You're always in the spotlight, whether you
realize it or not. Always require people—homeowners, real
estate agents, even eager prospective buyers—to wait to see
the home until your staging is complete. Allowing people to
preview homes while you are in the middle of installation
is like giving someone a half-wrapped present. If you make
them wait until you feel it's your very best, the anticipation
works in your favor. Real estate agents are busy, and they'll
only preview a property once. If they like the home they'll
show it. If they don't like it, you'll have to work insanely hard
to earn a chance to reignite their interest and get them back
in the door. So, do it right the first time.
